9.  Between the Contract and the Closing:  Inspection and Closing Preparations

Be available during or after the inspection to answer questions or negotiate repairs.  Depending on your contract, you may need to make some repairs to the home following the inspection or give the buyers money at closing to make the repairs themselves.

Notify your lender and ask them for the pay-off amount for your mortgage

Gather warranties and instruction books for your appliances and systems to give to the buyer at closing or leave in the house.

Notify all utilities of your final billing date.  You need to leave the power and water service in your name until the date of closing.  You can turn off other utilities, such as the phone or cable, earlier if you are moving out prior to closing.

You can ask the settlement agent or attorney for a copy of the settlement statement that you will sign at closing.
