The house should be impeccably clean and clutter-free. People make all kinds of first assumptions and associations when they see your house. You want them to assume that everything about your house is spotless and perfectly maintained, so give them that first impression.
Keep your house ready to be shown at all times. Make it easy for people to see your home, including evenings and weekends. Be flexible to meet their schedules.
It can be hard to keep your home looking so absolutely perfect during the time in which it is on the market! If you think you or your family will have trouble doing this, you could limit your showings to weekends and one day during the week.
On an entry table or kitchen counter, keep plenty of flyers to give potential buyers, along with a guest notebook to record contact information for people who view your house. This way, you can follow up or notify buyers of any changes in your listing. You should also have all the necessary legal forms ready when a buyer wants to make an offer.
During the showing, try to strike a balance between being available to answer questions and giving the buyers some space to look around and discuss the house themselves. Try to give the buyers some alone time in each area of the house. Secure any small valuables before putting your home on the market so you don’t have to worry about them during the showing. You could even go for a walk for 10-15 minutes to give the buyers some time to look around and talk privately.
When a potential buyer calls, feel free to ask, in a kind way, “Are you pre-qualified for a house in this price range?” or “Are you ready to buy or in the “just looking” stage?” You have a right to know how serious people are about buying your house before you take the time to show it.
Prepare what you’ll say if a real estate agent calls. Real estate agents sometimes call FSBO sellers because they have a client who is interested in the house. Or they call because they would like to recruit you to list with them. Before they call, know what you will say. Are you prepared to pay a buyer’s agent’s commission? Prepare a brief, definitive statement to politely dissuade listing agents if you’re committed to selling by owner.
