5.  Decide whether you will pay any commission to buyers’ agents.

You might not want to pay any commission at all for the sale of your home.  That’s fine – it’s why you’ve decided to sell by owner.   If a buyer with an agent wants to make an offer on your house, the buyer may have to pay the commission themselves.

Or, you could decide to pay a small percentage of commission (2%-3%) to a buyers’ agent, thus broadening the market for your home.  This would still represent a savings from the full commission you would pay if you also used an agent to list your home (another 3%, for a total of 6%).  If you are willing for buyers’ agents to show your home, advertise it as such on your listing page.
