4.  Decide whether to get an attorney.

An attorney could help you review the Contract of Purchase before you sign it and can represent you at closing.  The buyer is responsible for arranging the closing, but you may benefit from having your own representation throughout the process of negotiation and closing.  Generally, an attorney’s services related to home sales are a fraction of the cost of a real estate agent’s commission and could buy you some peace of mind.
