The price of your home will probably be the single biggest factor in how long it takes to sell.
Do as much research in your neighborhood as you can to find out what buyers have recently paid for similarly-sized houses. Be realistic. Buyers have access to all the same information you do and are savvy about what a home is truly worth. Price your home at a fair market price. You’ll sell it quickly and still preserve the equity you would have spent on real estate commissions.
Use your city or county’s tax assessor’s office. In the City of Charlottesville, or Albemarle County, you can search by street name to find the most recent sale prices of all homes on a particular street.
Consider hiring a professional appraiser who can find comparable nearby homes as well as take the unique qualities of your home into account.
