Anyone can do it.  Selling a house by owner is something that any motivated homeowner can do.  Yes, it will take some time and effort, but the financial payoff in the end will be substantial.  Figure out how much you will have to pay real estate agents to sell your house – usually 6% of the sales price – and ask yourself if you’re willing to show your house, negotiate with a buyer, and make a few phone calls for that amount of money. 

You’re the best salesperson.  In fact, you can sell your home better than anyone.  You know all the features that make your house a great place to live.  If your buyers are gardeners, you know to point out the rose bushes that will be blooming in June.  You know to mention that the people next door have a boy the same age as the buyer’s son.  Because you have lived there, you know all kinds of valuable information about schools, shopping, and parks – all the things that are the most important to buyers.

Be in control.  When you sell your home by owner, you are in control of the entire process.  You know when someone is coming to see your house, so you have plenty of time to get it ready.  You can market your home any way you want to and hear direct feedback from people viewing your house.  You are motivated by your own needs and have all the information you need to make decisions every step of the way.

Negotiate confidently.  When you sell your house yourself, you are in a stronger negotiating position.  When you do the research yourself to set your own price, you are confident that the price you are asking is fair.  You won’t feel pressured to accept a low-price offer because you know what your home is worth.

Sell it fast.  If you’re in a hurry to sell – you’ve been transferred, you want to buy another house – you can sell your home more quickly if you’re selling it yourself.  By saving that 6% commission, you have price flexibility that other sellers don’t have.  You can set a lower price than you would if you had more time.  If you price your home a few thousand dollars less than comparables in your neighborhood, you can still make more money from your sale than they will.  Your house will attract buyers and sell first, because it’s a better deal.
